NOTICE OF TRUSTEE'S SALE WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated June 1, 2016, and the Deed of Trust of even date securing the same, recorded June 2, 2016, in Book No. 571A, at Page 1657, in Office of the Register of Deeds for Greene County, Tennessee, executed by Spencer C McCamey, conveying certain property therein described to Charles E. Tonkin, II as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for Mortgage Investors Group, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by PennyMac Loan Services, LLC. NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by PennyMac Loan Services, LLC, will, on July 9, 2019 on or about 1:00 PM, at the Greene County Courthouse, Greeneville, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Greene County, Tennessee, and being more particularly described as follows: SITUATE in the 10th Civil District of Greene County, Tennessee, and being a portion of Lot No. 163 in the Idlewild Park Addition in the Town of Greeneville, Tennessee, as shown by plat of said addition on record in Plat Book No. 1, at page 177, in the Register's Office and particularly described as follows: BEGINNING at a stake at Cypress Street corner to Lot No. 164; and running thence with Cypress Street, South 51 deg 17 min West 50 feet to a stake corner to Freshour; thence with Freshour's line, South 38 deg 47 min East 150 feet to a stake; thence with line of Lot No. 144 North 51 deg 13 min East 50 feet to a stake; thence with line of Lot 164, North 38 deg 47 min West 150 feet to the point of BEGINNING. ALSO KNOWN AS: 318 Cypress Street, Greeneville, TN 37745 This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose.
