SUBSTITUTE TRUSTEES NOTICE OF SALE OF REAL ESTATE AND AFFIXED MANUFACTRURED HOME KNOW ALL MEN BY THESE PRESENTS: That, by the terms and conditions of a Deed of Trust dated September 2, 2014, and recorded in Book 545A, Page 2676, of record in the Registers Office for Greene County, Tennessee, Billy Sizemore, unmarried and Juanita Sizemore, unmarried, did convey in trust to T. Mike Estes, Trustee, a tract of land hereinafter described to secure the payment of one certain Promissory Note in said Deed being incorporated by reference; and WHEREAS, Larry R. Churchwell was appointed Substitute Trustee in Book 625A, Page 1232, Registers Office aforesaid; and WHEREAS, default has been made in the payment of said indebtedness, and the owner and holder of said Note has instructed the undersigned Substitute Trustee to foreclose pursuant to the terms of said trust conveyance; and WHEREAS, pursuant to the terms of the security interest created by said deed of trust and the provisions of Tenn. Code Ann. 47-9-604, this sale shall also include the affixed manufactured home as (1) 1999 Gile, Mid Model Manufactured Home, VIN #GMO1713AB. NOW, THEREFORE, by virtue of the authority in me vested as Substitute Trustee, under said instrument, I will, on November 8, 2019, offer for sale and sell, at the front door of the Greene County Courthouse located at 101 South Main Street, Greeneville, Tennessee, at the hour of ELEVEN A.M., prevailing time, to the last, highest, and best bidder, for cash in hand, and in bar of the equity of redemption, the property described, to-wit: SITUATE in the 18th Civil District of Greene County, Tennessee, and being Lot 4A of the redivision of Edward Hixson Property, as shown by plat of record in Plat Cabinet F, Slide 132, in the Registers Office for Greene County, Tennessee, to which reference is here made for a more complete description. BEING a portion of the same property conveyed to Billy A. Sizemore, Jr., and Juanita Sizemore as joint tenants with right of survivorship by deed dated October 16, 2001, of record in Book 243A, Page 48, Registers Office, Greene County, Tennessee. Billy A. Sizemore, Jr. died May 19, 2018, thereby vesting fee simple title in Juanita Sizemore as surviving tenant. The above described property will be sold subject to all applicable restrictions, all unpaid taxes, local improvement liens, or other liabilities that may constitute prior liens against the same. The Substitute Trustee also reserves the right to adjourn the sale on the date and time set for the sale above to a date certain without having to re-advertise.
