TRUSTEE’S NOTICE OF SALE WHEREAS, Fred Minnis Knight, delivered to A. Keith Livingston, Trustee, a certain Deed of Trust dated December 20, 2018, found of record in Deed Book No. 612A, page 1275, Register’s Office for Greene County, Tennessee, to secure a certain indebtedness fully described therein; and WHEREAS, the owner and holder of the secured indebtedness and the beneficial interest under the Deed of Trust is George Robert Knight; WHEREAS, default has been made in the payment of said indebtedness and the same has become due and payable, and the owner and holder of said indebtedness has instructed the said Trustee to foreclose said Deed of Trust and to advertise and sell the property herein described upon the terms and conditions set forth in said Deed of Trust; and NOW, THEREFORE, notice is hereby given that I will, on the 3rd day of November, 2021, at 10:01 a.m., prevailing standard time, at the Courthouse door in Greene County, Tennessee, sell at public auction, for cash, to the highest bidder, and subject to any and all taxes and any and all assessments, the following described real estate as set forth in said Deed of Trust, to-wit: SITUATE in the 5th Civil District of Greene County, Tennessee, and described as follows: BEGINNING on an iron pin found in the North-westerly right of way line of Pates Hill Road corner to property on Dale Knight; thence leaving Pates Hill Road, and with the line of Dale Knight, North 34 deg. 44 min. 00 sec. West, 444.84 feet to an iron pin found in the line of Judy Knight; thence with same, North 72 deg. 45 min. 00 sec. East, 167.27 feet to an iron pin set in the Southwesterly edge of a 16 foot right of way; thence along said right of way, South 23 deg. 40 min. 00 sec. East, 354.98 feet to an iron pin set in the Northwesterly right of way line of Pates Hill Road; thence with said right of way, South 28 deg. 27 min. 00 sec. West, 102.42 feet to the point of BEGINNING, containing 1.14 acres, more or less, according to survey of Azimuth Engineering, Inc., dated July 7, 1997. ALSO CONVEYED HEREWITH is a joint right of way easement for access by vehicular and pedestrian traffic to be used by to the grantor and grantee to their respective tracts over the 16 foot right of way as shown on the survey plat of Azimuth Engineering, Inc., said right of way is to be an open, unobstructed non-exclusive right of way which shall run with the land. BEING the same property conveyed to Fred Minnis Knight by Warranty Deed of Howard Knight, dated October 24, 2002, of record in Deed Book No. 297A, page 453, Register’s Office for Greene County, Tennessee. INTERESTED PARTIES: 1.) Heirs of Fred Minnis Knight; 2.) Karen Marie Bryant; 3.) Adam Ryan Knight. The equitable and statutory rights of redemption and homestead are waived in the Deed of Trust. The proceeds derived from the sale of said property will be applied toward payment of the indebtedness, including interest and attorney’s fees secured by said Deed of Trust, and the balance, if any, to be paid to the parties legally entitled. The sale held pursuant to this Notice may be rescinded at the Trustee’s option at any time. The right is reserved to adjourn the day of the sale to another day, time and place certain without further publication, upon announcement at the time and place for the sale set forth above.
